Notes For Tenants
Searching for a property can be time consuming and sometimes frustrating with such a quick turnover in the rental market. We appreciate this and believe that our approach to searching for a property eases this process and we can do the hard work for you.
Our website enables you to register onto our online mailing list to receive email updates, as and when new properties come onto the market that suit your requirements. The website is updated every day with new properties, so being registered ensures that you are one of the first to receive the latest property information and therefore one of the first to be able to arrange a viewing.
We have a permanent support specialist in the office, dedicated to matching tenants and properties. We will endeavour to contact you with details of anything that suits your requirements and arrange viewings to help you find the ideal property.
Once we have found you a property, you will be required to pay a holding deposit fee and administration fee in order to take the property off the market. Our administration fee is very competitive and rates are as follows -
- £200.00 for up to two people (£100.00 is payable for each additional person)
- £250.00 for a Company Let
Administration fees are inclusive of VAT. & note that the holding deposit is not part of your security deposit.
The tenancy is subject to reference, landlord approval and contract. The deposit is non refundable should the application be withdrawn by the prospective tenant. If the landlord declines an application, the holding fee is refundable. The administration fee is non refundable in all cases.
Before your day of 'move-in' we will require one months rent in advance and a deposit of one and a half months rent. Payment should be made by Bankers Draft or cash. Personal cheques can be accepted when presented at least seven working days before move-in day.
We will endeavour to ensure that the gas, electric and water companies are informed of your occupation. The tenant is responsible for informing the local council and the telephone company, as we are unable to instruct them. The tenant is also responsible for contacting the companies when departing the property at the end of the tenancy.
